When a renovation is the honest answer

Some lawns are not going to be recovered by another season of fertilizer. If more than about half the stand is weeds, or the grass species is fundamentally wrong for the light and soil it is sitting on, a program becomes an annuity for us and a disappointment for you. We would rather say so and quote the renovation.

A renovation means killing off what is there, dealing with whatever caused the failure — usually grade, drainage, compaction or shade — and seeding the right species into prepared soil. It is a bigger job once instead of a small job forever.

What the work involves

  • Soil test and a grade and drainage assessment before anything is quoted
  • Existing stand killed off and dethatched, with the failure cause addressed
  • Topsoil or compost amendment where organic matter is genuinely short
  • Seed blend matched to light, soil and traffic, site by site
  • Sod where the timing or the slope makes seed the wrong call — we will tell you which
  • A written establishment schedule, and follow-up visits through the first season

New construction

New builds in this area are often seeded into whatever subsoil the excavator left on top, which is why so many three-year-old lawns look worse than thirty-year-old ones. If you are at the point of finish grading, that is the cheapest moment in the property’s life to get the soil right. Talk to us before the loam goes down, not after.
